What flex actually means here
Flex is a building with finished office in front, typically 20 to 50 percent of the square footage, and clear-height warehouse behind it, usually with drive-in loading. It is the format for a company that needs to receive materials and also seat staff and meet customers. Demand has risen sharply since 2019, up roughly 340 percent, because a standard office lease and a standard warehouse lease each solve only half the problem.
Who leases it
Contractors and trades, e-commerce fulfillment operations, light manufacturing, service companies with vehicle fleets, and increasingly labs and maker businesses. What they have in common is that a plain office is too little and a plain warehouse is too much.
What to check first
The office-to-warehouse ratio is the one thing that is expensive to change after the fact, so start there and be honest about how much finished space you actually need in three years. Then: drive-in door height, ceiling height in the warehouse portion, incoming power, whether the warehouse is heated and to what standard, and parking that works for both office staff and vans or trucks. Confirm the zoning permits the mix. Plenty of buildings that look like flex are zoned for only one half of what you intend to do in them.
Where to look
The Route 20 corridor and Auburn carry most of the purpose-built flex product. Leicester and Cherry Valley offer converted mill space that works well as flex at a lower price per foot, with the usual older-building caveats on power and heat. Webster and Oxford round out the inventory along Route 395.
