Sutton’s commercial map is one road. Route 146 runs north to Worcester and the Mass Pike interchange in Millbury and south to Providence, and the town has zoned its frontage for business, office and industry under a single overlay district. We handle sales, leasing and investment property along the corridor and across town.

Retail and business on 146

The town calls Route 146 a growing retail and commercial destination. Pleasant Valley Crossing, a 220,000 SF shopping center, sits on it, and the Business-Highway district allows offices and hotels by right and stores and restaurants by special permit.

The Boston Road crossing is a signalized intersection, widened in 2015, and MassDOT’s 2024 corridor study treats it as the focal point of the highway in town and a long-range candidate for an interchange.

Industrial Sutton

Sutton’s industrial district allows manufacturing, wholesale and offices by right, and its manufacturers make packaging, plastics, trailers and industrial equipment. On Unified Parkway the Kraft Group began a large warehouse development in 2022.

For an industrial owner the pitch is the road: Route 146 to the Pike in minutes, and Providence the other way. For a tenant it is a single tax rate across the town.
